Sunbeam Theatre opened in 1972 and has been threatened with closure several times in recent memory. The first threat came in 2005 when the landlord wanted to redevelop the site into a mall. In Febrary 2012, this 40-year-old Cantonese Opera performance facility renewed its lease after a hefty rent rise. In 2010, the monthly rent jumped from $208,000 to almost $700,000.

While open-air wet markets are busy with shoppers, the indoor ones are not always as successful despite being protected from the elements. However, the Java Road Municipal Services Building is more famous for its top-floor cooked food centre.
